What a Short Sale is..and is Not
Just because you owe more on your house than what you could sell it for does not make your house a candidate for a short sale – you also need a hardship that caused a reduction in income and no other funds you can bring to the table. The hardships are many: loss of a job, reduction in hours or commission stream, separation, divorce, medical bills, even inheriting your father’s house that has a mortgage you can’t afford. If the only funds you have are in retirement accounts such as 401, IRA’s, then likely they’re protected.
But if the above are true then Uncle Sam is happy to help – both you and your lender(s) to work out the sale of your home that leaves you free and clear of the mortgage(s) and lets the mortgage company resale the house without the expense and lost time of a foreclosure – and saves the family the trauma that foreclosure brings.
There is no extra charge for a short sale – it is handled like most real estate sales except for the careful submission of paperwork to the lender to substantiate that this house should sell at a price that is ‘short’ of the amount needed to cover the mortgage. You should use a real estate person who has the CDPE designation – Certified Distressed Property Expert. We would be happy to guide you – whether or not it results in a sale of not.
